Important Reminders:

• If you are selling a property with Condo fees, as the seller you are responsible for requesting and providing an Estoppel Certificate from your Condo Corporation/Condo Management company. It may take up to approximately 10 Days to obtain this document (Seller is responsible for costs of the Estoppel certificate).

• If you require a Mortgage Payout Statement. The Mortgage Request authorization is required to be provided to ESM Mortgage and Title Services. Please note It may take up to approximately 10 Days to obtain this document from your current morgage Provider.

• If you are selling a semi-detached or detached house or town house that is not part of a condominium plan you are responsible for requesting a Real Property Report (Seller is responsible for the cost of Real Property Report). Please plan for the time it may take to obtain this document.

• If you are refinancing your mortgage, depending on the institution and property type, an Estoppel Certificate or a Real Property Report may also be required. Please contact us to confirm.
